WHAT IS A COLD ROOF?

A cold roof places the insulation between or just above the ceiling joists, below the roof deck. This means the roof structure (rafters, deck, etc.) remains “cold” because it sits above the insulation layer and is exposed to outside temperatures.

How it works:

  • Insulation is installed at ceiling level.

  • The loft space and roof structure are uninsulated.

  • Ventilation is needed to prevent condensation in the roof void.

Advantages of cold roofs:

  • Lower cost: Typically cheaper and simpler to install.

  • No change in roof height: Great for traditional homes where planning restrictions apply.

  • Suitable for unoccupied lofts: If your loft is only used for storage, this is a good choice.

Disadvantages of cold roofs:

  • Risk of condensation: Requires careful ventilation to prevent moisture build-up, which can cause rot.

  • Lower energy efficiency: Heat can escape through the roof structure.

  • Not ideal for loft conversions: Since the loft space remains cold, it’s not suitable for regular use without further insulation work..

WHAT IS A WARM ROOF?

A warm roof places the insulation above the roof deck (the structural layer of the roof), just under the waterproofing layer. This means the entire roof structure – including rafters and the deck – stays “warm” because it’s protected by the insulation.

How it works:

  • Insulation is added on top of the roof structure.

  • A waterproof system goes over the insulation i.e. Boarding then Fiberglass.

  • The structure below stays warm as it doesn’t lose heat.

Advantages of warm roofs:

  • Better energy efficiency: Because the entire roof structure is insulated, there is less heat loss.

  • No ventilation required: Moisture and condensation problems are minimized.

  • Great for conversions: Ideal if you’re turning your loft into a living space.

  • Long-term savings: May reduce energy bills by improving thermal performance.

Disadvantages of warm roofs:

  • Higher upfront cost: Insulation materials and installation are typically more expensive.

  • Increased roof height: This may require planning permission or adjustments to existing rooflines.

  • More complex to install: Especially in retrofit (existing roof) scenarios.

  • "The first time we have used this company and we would highly recommend them. Liam was super quick in responding to our worrying situation of rain coming into our cottage. He fitted us into a very small 'dry weather' window of opportunity before Christmas and fixed the issue quickly and with professionalism. Will not hesitate in calling again if we get any other problems.."
